You've never had AML obligations before.
Now you have months.

The AML/CTF Act now extends to "gatekeeper professions" — real estate agents, lawyers, accountants. Most agencies haven't started. The clock is ticking.

New, complex obligations

Written AML/CTF program, enterprise-wide risk assessment, customer due diligence procedures, suspicious matter reporting, 7-year record keeping, staff training — all required from Day 1.

Serious enforcement

AUSTRAC can pursue civil penalties up to $33 million for a body corporate. They've already fined SkyCity $67M and Westpac $1.3B. Enforcement is active, public, and growing.

Law firms charge a fortune

Top-tier law firms charge $15K–$50K+ for compliance programs. You don't need a Big Six partner — you need a customised pack that covers every AUSTRAC obligation, delivered fast.

A comprehensive compliance pack.

The core documents AUSTRAC expects — customised to your agency, mapped to obligations, delivered in Word and Excel — yours to keep and edit forever.

AML/CTF Program Document

20+ page customised program covering governance, risk methodology, CDD procedures, reporting obligations, record keeping, staff training, and suspicious indicators for real estate.

Enterprise-Wide Risk Assessment

Multi-tab Excel workbook with pre-populated risk factors across all 5 AUSTRAC categories: customer, service, channel, geographic, and technology risk.

Compliance Mapping Table

Maps all 18 AUSTRAC obligations → the section in your pack → the evidence artifact. Your proof of coverage if AUSTRAC ever asks.

CDD Templates (×3)

Separate forms for Individual, Company, and Trust customers — with identity verification, beneficial ownership, risk rating, and sign-off sections.

Staff Training Module

Pre-recorded training video covering obligations, red flags, CDD procedures, and reporting — plus a completion quiz for training records.

AUSTRAC Enrollment Guide

Step-by-step walkthrough for enrolling as a reporting entity. AUSTRAC Online opens March 31, 2026 — enrollment must be completed by July 29, 2026.

$67M
SkyCity Adelaide penalty (2024)

Real estate agencies have never had AML obligations before. From July 1, 2026, they do — and AUSTRAC has made clear that enforcement will apply equally to Tranche 2 entities.

The consequences of non-compliance include civil penalties of up to $33 million for a body corporate and $6.6 million for individuals, enforceable undertakings, infringement notices, remedial directions, and public enforcement action.

AUSTRAC's own summary states that criminal penalties apply for certain offences. The cost of compliance is a fraction of the cost of getting it wrong.

Frequently asked.

If your agency brokers the sale, purchase, or transfer of real estate — yes. AUSTRAC's new obligations apply to real estate agents, buyer's agents, and property developers from 1 July 2026. Use AUSTRAC's online tool to check if your specific services are captured.
No. GateCrown provides compliance documentation and training materials based on AUSTRAC's published guidance and the AML/CTF Rules 2025. We are not lawyers and recommend you seek independent legal advice for complex situations. Our scope agreement makes this clear.
Our Multi-Office pack is designed for this. The AML/CTF Act allows entities in a reporting group to share compliance arrangements through a group program. We structure your pack to cover all offices under one framework with per-office risk assessment variants.
Software platforms give you a login and tools. We give you a completed, customised compliance pack — the actual documents AUSTRAC expects you to have. No ongoing subscriptions, no learning curve. You get finished deliverables, not another platform to figure out.
You review and approve the AML/CTF Program (it needs sign-off from your governing body). Then you enrol with AUSTRAC when enrolment opens (31 March 2026). We provide a step-by-step guide for enrolment. From there, you implement the program — the CDD templates, training, and procedures are all ready to use.
Yes. Everything is delivered in Word and Excel — yours to keep and edit anytime. We recommend reviewing your program at least annually, which you can do yourself or engage us for an annual review.
Every pack includes a Compliance Mapping Table that maps all 18 AUSTRAC obligations to the specific section in your pack and the evidence artifact that proves compliance. It's your audit trail.
